: Telfair Development, Sugar Land, TX


Brown & Gay Engineers, Inc. began working with Newland Communities and their consultant team in early 2003 to gain City of Sugar Land approval on the general plan, solve outfall drainage issues, and prepare a traffic impact analysis for the Telfair development. The land is located in the City of Sugar Land in the vicinity of US 59, State Highway 6 and US 90A.  

This award winning development contains four MUD districts (approximately 2,018 acres) that will provide single-family and commercial developments with water supply and distribution, sewage collection and treatment, and drainage. The developer has plans for a master-planned project that includes a majority of residential development with retail, industrial, multi-family and park land scattered throughout. Brown & Gay Engineers, Inc. developed the final design including plan preparation, contract documents, construction administration, field representation for subdivision projects and construction phase services for University Boulevard, New Territory Boulevard, and a major bridge structure on each roadway. The land will be annexed by the City of Sugar Land. The planned community may also feature three to four new schools to serve residents. Other amenities include a regional park, retail shopping, a three-mile urban waterway, and the 100-acre Texas Energy Center Campus. The community is currently planned to serve an estimated 4,800 homes.
