Land Development: Lakes of Savannah Subdivision, Pearland, TX

Lakes of Savannah, a new master-planned community located in Pearland, Texas, off Highway 6, offers a small-town atmosphere but is only minutes from downtown Houston, the Texas Medical Center, the Galleria area, Hobby Airport and Clear Lake.
The residential community built by Friendswood Development Company will include over 2,500 homes and an estimated population of 8,400 people. Amenities include greenbelt trails, lakes, pocket parks, landscaped green reserves, and clubhouse complex with swimming pool.
Brown & Gay Engineers, Inc. assisted in making Lakes of Savannah a reality by preparing creation documents for Brazoria County Municipal Utility Districts 21 and 22 to serve the potable water and wastewater treatment demands along with storm drainage needs of the new community. The two districts total approximately 1,250 acres and provide service to both residential and commercial components of the development. Estimated total construction cost of the paving and utility improvements is estimated in excess of $40,000,000. To avoid typical startup plant costs, the developer was able to finance the construction of the water and wastewater treatment plants with the districts paying monthly lease payments with an option to purchase the plants at any time during the lease term.
Brown & Gay was able to meet the original Phase I schedule despite platting approval delays, contractor changes, and delays due to Tropical Storm Allison.
